Job Title:
Mobile Bank Caretaker (INDABRI)

We are looking to recruit a large number of bank caretakers on a casual basis to assist with work demand. Suitable candidates will be invited to a recruitment open day on the 12th January. This is the only current availability for interviews.

The Communal Services Team provides a high standard of estate services to Octavia Housing properties, tenants and leaseholders. The Mobile Caretaker team deliver a mobile cleaning and caretaking service to a wide range of Octavia properties on weekly basis, including relief cover for our Residential Caretaker team.

To support this, our pool of bank staff provide leave and absence cover for our permanent teams.

2. Ensuring a high quality cleaning and caretaker service is provided to Octavia’s properties, and they are kept in a clean, tidy, safe, secure and in good condition
3. Ensure residents are receiving value for money from the services they are receiving
4. Building on existing skills and developing new skills
5. Working closely with Team colleagues to deliver excellent Customer Service
6. Work to maintain high levels of satisfaction from customers

Key Responsibilities

1. Ensure all properties covered by the mobile team are maintained to a high standard by carrying all tasks as specified/required, including:

• Sweeping external communal areas and ensuring these areas are free from obstruction, litter, leaves, etc.
• Picking up litter from communal gardens
• Sweeping, washing and disinfecting refuse areas and bins
• Sweeping and washing, vacuuming or polishing floors to all communal stairways, hallways, landings and ensuring that these areas are kept free from obstruction.
• Dusting, wiping, polishing handrails, balustrades, skirting and ledges
• To clean all communal glazed areas internally and externally which are within reach by complying with health and safety standards.
• To clean all communal light fittings (within reach).
• To remove any graffiti immediately, reporting if there are any difficulties in achieving this.
• Laying salt/sand on pathways promptly when icy conditions are forecast and to clear away ice and snow promptly from pathways

2. Carry out my Management Estate Duties by:

• Reporting dumped items, items stored in communal areas
• Reporting communal repairs
• Reporting incidents of anti-social behaviour or nuisance
• Advising tenants how to report repairs
• Keeping records and logs
• Inspecting any play equipment on a regular basis and report any repairs/or breakages promptly to ensure the equipment is safe.
• To maintain an inventory of all equipment/cleaning products
• Reporting accidents in the accident report book
• Participating in communal site Inspections
• Providing assistance and advice to tenants/residents and to report any support needs to the Housing Management Team.
• Attend training as required
• Attend team meetings

3. Maintaining high standards of communication by;

• Working with colleagues to answer queries
• Responding to all telephone messages and emails in line with Octavia’s service standards
• Provide a positive image of the Estate Services team and Octavia Housing

4. To ensure all health and safety practices are followed in line with Octavia’s policies and procedures, and that all work is carried out safely.

5. To work flexibly at a large number of different sites as required.
